Why Waiting to Buy in West Michigan Could Cost You More Than You Think

Why Waiting to Buy in West Michigan Could Cost You More Than You Think

Buying a home is one of the biggest steps in life, and deciding when to buy can feel like the hardest part! I totally get it. The market is always changing, and it can be tough to know if it’s the “right time.” But as someone who loves helping people make confident decisions (and as a born and raised Comstock Park girl!), I want to share why waiting might actually cost you more in the long run.

Home Prices Are Still Going Up

Even though the market has cooled a bit, prices in West Michigan are still rising.
The median sold price here jumped to $499,495 in June 2025, that’s up 6.3% from last year!
And in just one year, the average price rose from $395,402 to $403,912.

That means if you wait even six months to a year, that same home could end up costing you thousands more.

Interest Rates Are Still Higher Than a Few Years Ago

Mortgage rates are currently around 6.1% for a 30 year fixed loan. It might not sound bad, but compared to a few years ago when rates were half that, it’s a big difference in monthly payments.

If rates go down later, you can always refinance — but if prices go up, you can’t go back in time to buy when homes were cheaper.

🔍 Inventory Is Getting Better, But Still Tight

We’ve seen more homes hit the market this year. Listings are up about 17% compared to last year, but we’re still not back to “normal.”
That means buyers have some breathing room, but the best homes in areas like Comstock Park still go fast.

So if you’ve had your eye on a certain neighborhood or school district, now’s the time to start looking before competition picks back up even more.

Renting Might Be Costing You More Than You Think

If you’re renting right now, you’re already paying a mortgage, just not your mortgage. Every month of rent is money you’ll never get back.

Owning your own home helps you build equity and stability. And with Michigan ranked as one of the more affordable states to buy a home, it’s actually more within reach than a lot of people realize.

It’s Not About Timing the Market, It’s About Finding Your Place

Here’s the thing, you don’t need to wait for the “perfect” time. What matters most is finding a home that fits your life, your goals, and your budget.

Buying now means you can grow with your home, make it your own, and start investing in your future instead of waiting for a moment that may never feel “just right.”

 My Take

As someone who grew up right here in Comstock Park, I love helping others put down roots in our amazing community. The market can feel overwhelming, but that’s where I come in, to help guide you through every step, honestly and with care.

If you’re even thinking about buying, I’d love to sit down and talk about your options. No pressure, just real conversation about what’s possible for you right now.
